Tandem has been appointed in a property asset management capacity on a central-London, mixed-use property on behalf of the Duke of Edinburgh International Award Foundation. Award House at 7-11 St Matthew Street in the St James’ district combines commercial office space on the ground and 1st floors with residential space on the two upper floors across four separate dwellings.
The freehold of this unique and well-located property was gifted to the D-of-E organisation by a benefactor. From 1st September 2022, Tandem will provide overall property asset management and will work with the D-of-E to realise the building’s full potential. As well as day-to-day property management services, Tandem will oversee the project management of work to the fabric of the building and the quality of the internal space.

The planned works will include repairs to the roof and down pipes and various M&E works. The terraces on all floors will be repaired and the internal space will benefit from complete redecoration. Installing plants and other decorations to the shared areas will soften the space and enhance the overall finish. Tandem will continue the PM work and re-evaluate the services provision to the building creating a well-maintained, safe environment for both the commercial tenants and residential leaseholders.
Tandem will analyse the building from a sustainability perspective to identify opportunities to obtain relevant EPCs and improve the building’s impact on the environment and its local community.
